To Fellow Investors:

I was introduced to Epifany Properties via an investor at my Real Estate Investment Club in San Francisco. Rich St. Rose called
me up from San Diego and inquired how he could be of help to me. At the time I had just sold a property and was debating
whether to do a 1031 Exchange or pay taxes. I was laid off from my job 6 months earlier, thereof the need to sell and invest for
cash flow rather than equity building. Rich was extremely patient and encouraging and coaxed me to pursue the 1031, if not
successful I could always pay taxes then he said. How true!

This was a very stressful time for me but with the help of Rich St. Rose we identified 3 properties within the stipulated deadline.

After many turns and always with constant encouragement of all staff at Epifany Properties, we finally closed on a particular
apartment building for the 1031, AND as if that was not enough, Rich also found me another apartment building and showed me
how I could actually use my existing equity line to acquire this one as well. Unbelievable!!

Epifany Properties did an excellent job of finding, negotiating and closing on a 12 unit property for us in San Diego.  From day

 Staring down the cost of funding two college educations and our retirement, I spent a solid year poring over literally hundreds
of websites and speaking with dozens of real estate agents across the country in search of a real estate investment that would
provide both positive cash flow and appreciation. My focus on single-family homes is reflective of where my experience as an
individual investor is (my husband and I own two single family rental homes), and my background in new home sales (single
