1. What makes Epifany Properties different from other real estate offices?

This is our favorite question so thank you for asking. When we created Epifany Properties, we designed it and engineered it to be different. Everything from our menu of services, our mission statement, our value proposition to our empirical experience is unlike every other real estate office.

First and foremost is our mission statement – to increase client net worth through skillful real estate investing. That is are main goal and focus.

Also, unlike other real estate offices, we provide a full menu of services to see your investment from its acquisition to disposition and return. Any real estate licensee can show you a property or post your listing in the MLS, we understand that. But they are not Investment Consultants, they are not in the business of increasing your net worth, they simply do not have the tools to do so.

We selectively hand pick our consultants with diverse backgrounds in the real estate field. By combining several areas of expertise, and reinforcing group efforts, we are able to offer each client the knowledge of our entire company as a whole versus what one agent may or may not know. It truly does make a difference if you have one agent showing you a property or an entire company dedicated to increasing your net worth.

2. How do I get started investing in real estate?

Get in the game, and get in it today. There are several ways to begin building your real estate portfolio. There are many factors to take into consideration before making your purchase to ensure that it is the best opportunity for you. 3. I have equity built up in my home, how can I use that to invest in other properties?

We recommend that you decide on a comfortable percentage of equity and determine what rate of return you are looking for. With that information we can help you obtain financing and locate an investment property that will meet your expectations.

4. Is it really possible to buy a home with no money down?

Yes, we have accomplished this on several transactions. Purchasing real estate with no money down financing dramatically increases the return on your investment. There are many ways to purchase property in this matter such as 100% financing, seller financing, seller carry back and so on. We work with several financing professionals with vast resources. We will work with you and help you find the best investment opportunity for you.

5. Where is the real estate market going?

The real estate market in southern California is very dynamic. We are not going to see the 20%-30% appreciation rates in residential real estate that we have gotten very comfortable with. However, there are many ways to make money in real estate in every market as long as you have a good strategy. Multifamily properties and commercial real estate are excellent vehicles for creating wealth. We currently have several of these buildings under analysis. As long as your strategy changes with a changing market, you can be very successful while others are scratching their heads thinking “how did they do that?’

6. I have some money to invest in real estate; can it be combined with other investors to create leverage?
